I own a 5 bedroom house, (2 years into 30 yr mortgage! ) It is just me and my small dog living there and it seems an expensive waste of space and money as I have only been upstairs 2 times since living here. I have been thinking about moving to a smaller rental unit and renting the house or staying put and renting rooms? My mortgage, insurance and taxes come to $3,000.00 a month. I could not get more than 2500 a month renting. I would like to keep this house as a long term investment but the costs are taking a toll on me. It is my only investment and I have only about 60,000 in equity. I need to do something as I can barely keep this thing afloat!! Any good advice would be appreciated. Also, what are the rules, laws, regulations governing rented rooms? Do they have the same rightsd as tenants? I live in New Jersey. Thanks for reading greater thanks for a reply.
