the best thing for you to do some research new jersey state law, district law, local/town law about adult business. And how about get license, taxes, etc as well.

Many NJ towns have strict zoning requirements for adult oriented businesses. I can give you a run down of the general requirements for opening a traditional business in NJ but because of the adult nature of your business your first concern should be zoning.

Don’t be fooled into thinking just because other adult oriented businesses are in an area that they are permitted use. It is possible that they were grandfathered in and new zoning would strict new adult oriented businesses.

Some towns have made it almost impossible to open an adult Business due to restrictive zoning. While some of these laws may be illegal you will need a substantial legal budget to contest them in court. You need to do two things, find a location and hire an attorney, all other stuff you need to do is easy compared to the zoning regulations.

By the way, there are 566 towns/cities in New Jersey and they each have their own zoning ordinance. Analyzing a business location in one town or another means reading the zoning in that town.
